How Often Is a Gas Safety Certificate Required?

Landlords must arrange a gas safety check every 12 months for relevant gas appliances and flues provided within a rental property.

The inspection must be completed by a Gas Safe registered engineer. Following a satisfactory inspection, the landlord receives a Landlord Gas Safety Record, commonly referred to as a CP12 certificate.

Rather than waiting until the existing certificate has expired, it is sensible to arrange the next inspection in advance. This gives you time to coordinate access with tenants and deal with any problems identified during the check.

What Does a Landlord Gas Safety Check Cover?

A gas safety check is designed to establish whether relevant gas appliances and associated systems are operating safely.

Depending on the property, an engineer may check gas appliances, operating pressures, flues, ventilation and safety devices. Any concerns discovered during the inspection can then be addressed appropriately.
